Kiddo was not eating on Xmas day so I placed this order for pickup through IHOP App for Tres Leches Pankackes for $12. It was like a 30 minute wait after I arrived and that's okay, what's not okay...

It was ants everywhere and the windows and they said it was sugar, and those were real ants

The food is okay. A lots of choices menu. I love the hot chocolate. The service is okay too. Nothing bad at all. The restaurant feels so tight since chairs are a lots and tight.
